Minot Beach House This coastal Victorian has so m Minot Beach House

This coastal Victorian has so much character with a wraparound porch, detailed trim, and a series of smaller connected rooms. But those charming spaces, combined with the porch, often leave the interior feeling darker and tighter than it should.

Our goal is to keep the definition of spaces, dining, kitchen, living, while creating stronger physical and visual connections that make the home feel more open and spacious. It’s a good-sized plan, but the way it’s currently arranged hides its potential.

We’re introducing skylights over the porch in key spots to bring direct light deeper inside. Glass and metal doors, framed openings, and elegant trim details will tie spaces together. At the center, a contemporary kitchen package will balance modern function with the home’s historic character.

This project is for a vibrant family of four (plus two dogs) who are active, social, and deeply connected to their community. The Minot Beach House is designed to enhance that lifestyle with light-filled, connected, and true to its Victorian roots while ready for modern life.

Weaving the old and the new. The Charles Cove Hou Weaving the old and the new.

The Charles Cove House is all about honoring an 1860 home while modernizing it for the 21st century. The darker siding represents the original house, horizontal and linear in character. The white siding represents the new addition, vertical, crisp, and contemporary.

By contrasting direction and color, the design visually weaves old and new together. The existing home remains legible, while the addition pushes forward, creating a layered conversation between history and modernity.

Architecture at its best doesn’t erase; it evolves. This home tells its story in every line and material choice.

In this 1970 Colonial, we stripped away the tired In this 1970 Colonial, we stripped away the tired finishes and started fresh: clean lines, natural light, and materials that feel calm the moment you walk in. The new layout opens up the space, giving it a flow that works for how the homeowners actually live today.

It’s part of a whole-home transformation where every room — kitchen to bath — is being reimagined to bring modern function into a classic New England frame.

Clean lines, better flow, and more light — plus a new island at the heart of it all.

We also added custom mudroom millwork at the garage entry so there’s a proper landing spot for bags, coats, and everything else life throws at you.

Big milestone for ArnoldAnd Development — we rec Big milestone for ArnoldAnd Development — we received ZBA approval last week for our Beech Street project: three thoughtfully designed townhouses in Roslindale.

At ArnoldAnd, we believe design should lead development. This project reflects that mission — architecture rooted in context, guided by purpose, and built for long-term value.

These homes were carefully designed to fit the scale and character of the street. Development doesn’t have to be disruptive — it can be additive, responsive, and even restorative.

Getting here took time, persistence, and collaboration. Zoning approvals are never simple — but they’re an essential part of the architect-as-developer model: staying close to the details and pushing through with intention.

We’re excited to move from concept to construction. Follow along as we bring these homes — and this vision — to life.

We’re breathing new life into a center entrance colonial—a housing type that’s iconic in New England, with its symmetry, tradition, and timeless charm. But this client came to us with a bold vision: to honor the original character while transforming the home to reflect a more modern aesthetic.

This project is happening in two phases. Phase one is all about upgrading and modernizing the interior—refining the layout, updating finishes, and reimagining the home for how the family lives today.

Phase two: That’s where things get exciting. We’re designing a modern addition that intentionally stands apart from the original house—a bold contrast that reflects the evolution of the home and the people who live in it.

Why? 

Because it lets us step inside the design before it becomes three-dimensional.

Walking the plan at full scale helps us double-check dimensions, fine-tune placement, and catch any adjustments early—while it’s still easy to make changes.

This house was built with balloon framing, a 19th- This house was built with balloon framing, a 19th-century technique where wall studs run continuously from the foundation to the roof. While it’s a hallmark of older homes, it also gave us the opportunity to replace the floor structure. The result? A flat, level floor that’s safer, more comfortable, and ready for modern living—all while preserving the home’s historic charm. Have you ever lived in or worked on a balloon-framed house?
